Plenty of Snow







These photos were taken this afternoon on December 26, 2008. We have a great base of about 18 inches of snow on the ground and it is now snowing heavily at 3:25 PM.
Cabin 7 has all the logs completed for the main floor and next week we will start on the second floor. We expect to have the roof on by the third week in January.
We still have some snowmobiles available for the coming weekend and the week of the new year so make a reservation and come enjoy.

Cabin 7 Progresses and More Snow








These photos are of Cabin 7. The logs are going up quickly. The basement is completely framed and we are about ready to put in the loft floor.
As you can see, many photos were taken December 16 and the snow was coming down.
We have plenty of snow for snowmobiling. Come on up and enjoy.

More Snow!

There is now over a foot of snow at the lodge, with more in the forecast. We had about 6 inches before it started snowing today, and have received at least 6-8 more. We'll let you know how the storms affect us the next couple of days. We should have some good snow by the time things pick up for all of our visitors over Christmas.

Snow Is Here!

We finally have enough snow to send out our snowmobiles. This last storm dropped about 8 inches at the lodge. Our first snowmobiles will go out this weekend and just hope for a few more storms before Christmas!

Christmas Tree Permits & New Snow

Christmas tree permits go on sale November 17th! You must purchase permits at the Lodge or Evanston Ranger Station. Permits cost $10 and are limited to one per household. This is a great tradition to start with your family. We still have cabins available, so come plan a trip! Rent a cabin and go cut down your own Christmas tree!

We currently have about 3 inches of snow on the ground at the lodge, with more on top. Remember you can check current weather conditions by clicking on the links on our blog or in the Weather & News section on our website. We are also willing to put up a weather camera at the lodge if anyone wants to submit donations!

I know, I know, I know, the Blog postings have been too few and too far in between.
I have been busy and I have had camera problems.
I commit to keep new postings throughout the winter to keep everyone updated on snow storms, snow totals, and general weather updates.
Until Thanksgiving I will make one or two posts per week.
Today I arrived at The Cabins to find about four inches of snow. It probably won't stay until the next storm but the surrounding mountains have a good start.
As you can see from the photos, Cabin 6 is nearing completion. All exterior work is completed. We have the power connected and the propane connected to the furnace. All sheetrock is completed and all tongue and groove pine on the interior is up and looks very nice. Additional finish work including trim around the windows and doors is being done. Painting is being done and all interior stain is about completed.
Tile work in the entry way and bathrooms will start Friday and be completed this weekend. Cabinets are about 10 days out and carpet is two weeks out.
If everything continues on schedule we could have it completed and usable for Thanksgiving. We are now selling Shared Ownership in this cabin. If you want a beautiful cabin at a great value now is the time to act.
Cabin 7 has all the concrete work done. The footings and foundations are poured. The patio and the basement floor are also completed. We should start log work by the end of the month. This cabin will be sold in quartershares. We have three left.
For those of you who want weather updates go to the weather and news tab. You can click over to the national weather service for Lily Lake. This will tell you current weather and snow accumulations by hour for the past 24 hours. We also have a link to the KSL weather site that gives current conditions for Bear River Lodge. Take advantage of these great sites.
We are pondering a live weather camera. The problem is the cost of $1,000. If you want to contribute to this call Ashton at 801 798-1008 and give her a credit card contribution. As soon as we raise the $1,000 we will put up the camera. We will pay the monthly maintenance fee. So all you people who call every day of the winter, now is the time to avoid the delays and help us get this weather camera up and operable.

Cabins 7 and 8 are started



We are continuing to move ahead to try to get as much done before winter.


This past week we poured the footings and foundations for both Cabins 7 and 8.


Both cabins will be sold as quarter shares.


The framing, rough electrical, rough plumbing, HVAC, fire suppression system, and exterior trim are all completed on Cabin 6. We have also started putting on the metal roof.


The swimming pool has been winterized. The two hot tubs are completed. We added extra air compressors to maximize the jet pressure.


Winter might be on the way but it is a great time to get away to the mountains.

Progress Continues - Fall is Here!


Cabin 6 has the roof on and the interior walls will be framed today. The plumber and HVAC contractors are starting tomorrow. Later this week the fire suppression company and the electrical contractor will begin their rough installation.

The metal roof is here and will be installed this week.

Next week windows, doors, and railing will all be delivered and installed.

This week we are also installing the septic tanks and lines and connecting the water lines.

Power will be installed in two weeks.

We are on schedule for an opening for Thanksgiving weekend.

Cabin 7 has begun. The photo of the new footings is for Cabin 7. We are going to build this one on the fast track. We hope to have it completed for use this winter (hopefully, February 1).

We are selling Quarter Ownerships in this cabin. This will be a great opportunity if you are interested in having a cabin that you can use but also place in the rental program. We already have one buyer for a quarter ownership in this cabin. The price for a quarter share is $225,000. As an incentive, we will pay 100% of the costs of operation for the entire first year. Therefore, owners will receive 100% of the rental revenue for the first year. We will still prepare the monthly accounting statements showing the costs. This will allow the owners to budget the nights they want to use and the nights they want to rent for year two. They will have a good idea of what the revenues and costs are so they can budget accordingly.

Finally, we have made significant progress with the landscaping this year. We have additional landscaping ideas for next year including a waterfall from the cabins down to the fishing ponds. We will add more trees and shrubs in the spring as well.

Pool Party Success

Everyone had a great time at the pool party! There was a good turn out from our owners. If you weren't able to make it, we look forward to having you stay at the cabins soon! We had such a fun time, we're looking to make this an annual event! We finished up the BBQ just in time to escape a sudden downpour. Luckily, the rain only lasted a short time before the sun came out again and everyone was able to enjoy the new pool and hot tubs. We are so excited to have our renters and owners having fun and relaxing in the pool and hot tubs! The pool was at a wonderful 85 degrees and hot tubs were at 105. We have taken our small cabins out of the rentals to allow guests to enjoy the pool and hot tubs at any time, day or night, without disturbing other guests. The small cabins now house our helmets, suits, and boots for equipment rentals, and also a lounge with couches and a big screen TV for those who may be up just for the day. The pool will be closing as soon as the weather turns cold, but the hot tubs will be open year round. We hope you enjoy the pictures and come to visit us soon!

Pool Party This Saturday the 20th

All Owners are invited to our Pool Party this Saturday, September 20th. The weather is supposed to be nice and we want everyone to get a chance to enjoy the pool before we have to close it for the winter.

For those who can't make it Saturday, the two hot-tubs will be open year round.

We are going to have a free BBQ for all Owners. So bring family and friends and come enjoy the day with us.

BBQ will run from 11:30 to 2:00. The pool and hot tubs will be open all day.

Quarter Ownership Incentive!


We purchased the building permits for Cabins 7 and 8. Both of these will be five bedroom cabins and will be sold as Quarter Ownership. The price for a Quarter Ownership is $225,000.


We have one buyer for a Quarter Ownership in Cabin 7 and need three more. As an incentive for buyers we are offering to pay 100% of the costs for the first year. This means that all rental revenue received will be passed directly onto the Owners.


This is a great value and will increase the return and allow the owners to get a feel for what to expect in year two.


Yesterday, we took reservations for three nights in a five bedroom cabin for this winter. This was not for a holiday it was simply a Thursday, Friday, Saturday. The first night is a weeknight and it rented for $699, the next two nights are Friday and Saturday and they rented for $799 per night. The total rental revenue for this three day rental is $2,297. This is just for three nights. Each Quarter Owner is entitled to use the cabin for 91 nights per year. As you can see, it doesn't take much to make this a great opportunity.


I have rental histories for our other cabins and cost budgets for the five bedroom cabins.


The completion of the swimming pool, hot tubs, and landscaping, should help increase rentals.

We are hurrying to beat winter!

Yes, it did snow over Labor Day weekend. We got about two inches of snow but it melted within a day.

The weather this week has been great. The nights are cool and the days are very comfortable.

As you can see, the pool and hot tubs are full of water. We are expecting to turn on the heaters tomorrow and have the final inspections next week.

We have moved the office to the pool house and we will be removing the temporary work trailers. Landscaping of the front will continue once the trailers are moved.

Cabin 6 is progressing. We should have the roof on next week and have it closed in the following week.

As you can see in the cabin photo, our engineers have marked the corners for Cabins 7 and 8. We hope to begin digging these next week and pouring the footings and foundations within two weeks. We are selling quarter ownerships in these cabins. Now is the time to buy!

Water is in and Ridge beam is up!





Water is in (as you can see we had to use a garden hose) and the pool and spas are now full.
Also, if you look closely, you can see the black cast iron fence is up.
The coping stones are going around the pool and spas tomorrow.
These should be ready for use within about 10 days. We will keep the pool open for a few weeks or until we get the first really cold weather.
The spas will be open year round.
You can also see that the ridge beam is up on Cabin 6. The roof will also be on in about 10 days and then we will add windows and doors and begin doing the interior work.
Next week is a very busy week. We will work to complete the pool and spas.

Progress Continuing before Labor Day Weekend




We are making progress!
The schedule for this week is:
Today (Monday) - Continue to put up logs on the cabin. Paint pool house, caulk pool house, finished plumbing (added toilets and sinks) in pool house bathrooms.
Tuesday - Fencing around pool, plastering pool and hot tubs, marble in pool house showers.
Wednesday - Start filling pool with water.
Thursday - Start roofing system on Cabin 6. Continue to fill pool with water (it will take three days).
Friday - Complete landscaping around pool and complete filling pool and hot tubs. If things go well, we may be able to use the pool and hot tubs this weekend.
Come up for a drive this weekend. It is only in the 70's today and I understand it is near 100 degrees in SLC.

More Progress

Check back tomorrow. I am having trouble uploading the photos. We are making progress. We are putting down the second floor on Cabin #6. It is looking great. We are pouring the remaining decking around the pool and hot tubs tomorrow.The tile has been placed around the pool and hot tubs. The should be plastered next week.The pool fencing is going in Wednesday.The pool house has windows and doors.The inside of the pool house has been sheetrocked and is ready for paint on Wednesday.Thursday power will be provided then the pool house and lights and outlets should be working.Friday, plumbing will be run to the pool house for the bathrooms and laundry room.So it is going to be a busy week.I will hopefully post photos tomorrow.We are pulling the building permit for Cabins 7 and 8 on Thursday. Owners Update-The Bair Family

Since Roger is out of town and hopefully having a great time, and we are at the cabins, we will update the blog. The weather has been nice other than it's getting a little cool at night. The workers are sheet-rocking the pool house. The hot tubs are cemented in and they have started to tile the pool and hot tub. Cabin 6 has most of the main floor walls up. The progress is very exciting. Come and see for yourself. We are having a great week.
